Online ReservationsThrough our online capabilities, SPM offers owners and guests the ability to book a reservation online 24/7.
SPM manages a variety of resorts with fixed, floating and points-based ownership. We have the software to track all inventory for all ownership types.

HousekeepingSPM works with both in-house and outsourced housekeeping staff based on the needs of each resort. SPM provides training and oversight to insure the highest level of housekeeping standard is achieved and maintained.
MaintenanceSPM provides training for the maintenance staff to adhere to routine and preventive maintenance schedules. SPM also uses software to track maintenance requests and to ensure maintenance issues are addressed in a timely manner. Monthly maintenance reports are provided to each board member as part of the monthly operational report.
RecreationSPM hires and trains recreation staff members to create exciting activities for adults and families to enhance their vacation experience. From volleyball to crabbing to arts and crafts and more, each resort's activities staff aims to provide opportunities for our owners and guests to make the most of their vacations. (Recreation activities may be seasonal and may not be provided at all resorts. Please check with each resort for details regarding their specific activities schedule and plan.)
PurchasingSPM procures materials and supplies on a local and national level for each resort based on the quality of material, cost, and ease and timeliness of delivery. All materials are purchased for the resort with no additional markup from management.
ReportingSPM provides boards with monthly financial reports prepared by an independent accounting firm. The monthly package includes:
- Balance Sheet
- Income and expense statement
- General Ledger
The resort general manager and regional vice president prepare a second financial package to include:
- Cash flow report
- Resort expenses by month
- Anticipated expense by month
- Significant variances over and under budget
Billing & CollectionsSPM believes in an aggressive collection program. SPM prepares assessment billings and late notices in accordance with state laws. If initial collection attempts are unsuccessful, SPM strongly recommends turning the delinquent accounts over to an independent collection agency. SPM works with boards to determine which collection agency best meets the needs of the individual association. Adoption of an efficient and manageable resort assessment, billing and collection policy as defined in the resort’s by-laws is critical to the budgeting process.
Rentals & Resales
ResalesOwners who cannot use their ownership or for whom timeshare ownership is no longer a viable vacation option are encouraged to transfer their ownership to a friend or family member, or look for opportunities to resell their unit. This is important to help the homeowners' associations maintain active owners. SPM Resorts does not participate in resales; however, we work with a sister company a handful of other companies who specialize in resales. We can assist our properties in designing a resale program that will meet the needs of each individual association. We always encourage our owners to seek resale opportunities that do not require an up-front fee, as these can become costly and may leave the owner with the timeshare interval unsold.
Vacation RentalsSPM Resorts operates a rental program to provide rental income for our owners who are unable to make use of their timeshare week. Utilizing online travel agents including Expedia, Travelocity, and Orbitz, in conjunction with print advertising and social media, allows us to reach a large audience in an efficient and cost-effective manner.
SPM Website & Resort WebsitesThe SPM Resorts website has been designed to provide owners with a private, secure login portal. In this section, owners may:
- Change address information
- Make online payments
- Download resort documents
- View resort updates/renovation photos, when available
- Book float reservations
On the public side of the site, owners, guests and renters may search for rental availability and make reservations.
SPM Resorts works with each property to develop a website specific to that resort. A well-produced website not only helps with visibility and owner communication, but it increases rental income, as well.
Resort NewlettersWe encourage all SPM-managed properties to produce regularly-scheduled newsletters to keep owners up-to-date with news from the resort. SPM Resorts manages the entire process from conception to production and distribution (mail or email). SPM has found the best way to improve the collection of maintenance fees is to have happy, satisfied and well-informed owners.

SPM Resorts is experienced in providing special assistance to resorts facing challenges of various types. Banks and lenders have called upon SPM to provide accounting, marketing, planning and supervisory services when they were forced to take control.
